Job description

Overview

Asset Living is a third-party management firm and a partner in fostering thriving communities nationwide.

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager.

As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Base pay

$75,000.00/yr - $80,000.00/yr

Essential Duties & Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure staff accountability and compliance with company policies.
  • Operations: maintain daily on-site presence, manage property operations, scheduling, and assignments for office and maintenance staff.
  • Performance & Compliance: address performance issues, document appropriately, coordinate with supervisor and HR, and terminate when necessary; promote staff development and ensure policy compliance.
  • Financial Management: improve net operating income through cost control and revenue/leasing strategies; develop operating budgets/forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
  • Leasing & Marketing: develop yearly marketing plans, implement leasing strategies, ensure follow-up, sign leases, and keep reporting systems current; show and lease units; implement resident retention programs.
  • Administrative & Maintenance Management: ensure timely leasing reporting, manage emergency response for the property, monitor service requests, maintain property appearance, and oversee repairs and inspections.
  • Vendor & Resource Management: obtain bids, manage contractors, and ensure economical use of property resources and supplies.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; ability to work overtime, weekends, and night hours (emergencies).
  • Prolonged standing or sitting, and moves between worksites as needed.
  • Ability to ascend/descend ladders, stairs, and navigate various environments; ability to lift/move up to 25 lbs.; operate machinery or vehicles; work in extreme temperatures and outdoor conditions.

License/Equipment

  • Must have reliable transportation due to the on-call requirement.

Salary Details

Salary Range: $75,000 per year to $80,000 per year
