Job Description
An Assistant Division Manager should be able to do the following:
Property Acquisition & Evaluation
Source and evaluate teardown opportunities across the DC metro area.Conduct feasibility studies: zoning, land use, and environmental analysis.Manage and negotiate the acquisition of ~24 homes annually.
Project Planning & Execution
Develop project plans, budgets, schedules, and resource allocations.Navigate the DC permitting process and lead entitlement efforts.Oversee demolition and manage all phases of new construction.Ensure projects meet budget, timeline, and quality standards.
Team & Subcontractor Oversight
Recruit, mentor, and manage construction staff and field teams.Establish and maintain relationships with subcontractors and vendors
Financial & Operational Management
Lead project budgeting, estimating, cost tracking, and invoicing.Identify opportunities for cost savings and process efficiencies.
Sales & Marketing Collaboration
Partner with internal teams to position and sell finished homes.Contribute insight to pricing, design trends, and marketability
Risk & Quality Management

The Successful Applicant
Bachelor's degree in Construction Management, Civil Engineering, Architecture, Business, or a related field-or equivalent experience.5-10 years of experience in residential construction, ideally in teardown/rebuild or speculative homebuilding.Deep familiarity with DC building codes, permitting, zoning, and real estate trends.Proven project management skills: budgeting, scheduling, and risk mitigation.Experience with demolition safety and environmental standards.Strong leadership and team development skills.Excellent communication and stakeholder management abilities.Knowledge of architecture, lot grading, site planning, and contract negotiations is a major plus.What's on Offer
