Job description

Position Summary:

The BAS (Building Automated Systems) Technician operates, maintains, adjusts, balances, troubleshoots and repairs HVAC automated controls, pneumatic controls and mechanical equipment.

Demonstrates cost effectiveness by proper use/care of equipment, appropriate and prudent use of supplies, accurately recording labor and supply charges appropriately utilizing available resources.

Education, License & Cert:

High school diploma or equivalent required.

Associates Degree in a technical or computer related field preferred.

Licenses: Must have valid driver’s license required for travel to various facilities.

Employee may be required to participate in a Powered industrial truck operators course (#78‐199 published by NIOSH) and be able to interpret and exercise all information and rules set forth in the regulations.

This must be renewed by incumbent annually.

Experience:

1.

Three years of trade school or five years comparable related experience installing, programming and testing BAS of comparable size and complexity required.

2.

Must have a minimum of five years of experience in operation, maintenance and repair of HVAC equipment including centrifugal chillers, boilers, pumps, air handler units, humidifiers, piping, heat exchangers and associated equipment.



3.

Must have advanced knowledge of all applicable OSHA standards, i.e., Right‐to‐Know, Lock‐out Tag‐out, ladder safety, and other standards required.

4.

Demonstrates knowledge and ability to work alone to solve problems and/or when called upon and can take the lead on a given job with a mechanic.

5.

Must be able to read, comprehend, and transmit complicated, detailed instructions in writing and orally for effective interaction with administrative, medical, and supervisory staff, patients, architects, contractors, and vendors.

Essential Functions:

1.

Operates, maintains, adjusts, balances, troubleshoots and repairs all BAS, maintains backups of the BAS and settings to restore systems to previous operational status before outage, malfunction or alarm.

2.

Assists in the operation, maintenance, adjustment, balancing and repair of centrifugal chillers, cooling towers, heating boilers, humidifying systems, heat exchangers, main hot water systems, water heaters, air handling and air conditioning units, air distribution systems, variable air volume terminal units (VAVs), variable frequency drives (VFDs), fan coil units, air filters, air distribution systems, fire and other motorized or manual dampers and miscellaneous components associated with each of the systems mentioned above.

Analyzes and interprets BAS/field data and recommends operational changes to maximize efficiency and ensure the comfort and safety of patients, staff, and visitors while maintaining the systems, equipment and facilities in a clean, safe operating condition in accordance with local, state and federal regulations and department policies.

4.

Identifies system failures and troubleshoots plant equipment in detail to restore to operating or contain problem.

5.

Interfaces with the Life Safety Tech for testing, commissioning, troubleshooting and operation of HVAC equipment integration to Fire and Life Safety systems.

6.

Maintains logs, performs rounds, complete p.m. work orders, tests, and inspections.

Makes recommendations for modification or improvement of preventive maintenance systems.

7.

Assists in making decisions on all normal and minor repairs and reports major problems to the Building Services Supervisor.

8.

Responds to complaints for heating or cooling and makes adjustments to bring the system up to the necessary comfort levels as required by the occupants while maintaining code compliance.

9.

Assists Maintenance coworkers on shutdowns involving heating, cooling or any other BAS systems that may be affected.

10.

Responds to emergencies in the facility, makes emergency repairs as needed and is part of weekend/holiday rotation to provide 24/7 coverage of the Power Plant and Hospital.

Other Duties:

1.

Maintains shops, mechanical spaces, patient areas, etc.

in a clean safe manner.

2.

Assists in removing snow from facilities grounds and maintains grounds as required.

3.
